The terms that govern how renters, landlords, agents and property managers use Openlet. Please read them carefully — they apply every time you use the platform.

About Openlet

Openlet is a property marketplace built to help renters, landlords, agents, caretakers and property managers connect through clearer property information and better quality enquiries.

We provide the platform for listing, discovering and managing rental property advertisements. We are not a property owner, an estate agency, a tenancy manager or a payment escrow provider.

By using Openlet, you agree to these Terms of Use.

Eligibility

To use Openlet, you must:

  • be at least 18 years old
  • provide accurate information about yourself
  • use the platform lawfully
  • keep your account credentials secure

You are responsible for everything that happens through your account.

User accounts

An Openlet account lets you:

  • browse listings
  • save properties you're interested in
  • post property advertisements
  • manage enquiries from renters
  • access support features

We may suspend or restrict accounts where:

  • false information has been provided
  • suspicious activity is detected
  • platform rules are violated
  • fraudulent behaviour is suspected

Listings and advertisements

Advertisers are responsible for keeping listings:

  • accurate
  • lawful
  • up to date
  • properly authorised

Listings must not:

  • contain misleading pricing
  • misrepresent property availability
  • use deceptive or unrelated photographs
  • contain false or manipulated information
  • duplicate existing listings excessively
  • violate any applicable laws or regulations

Openlet may review, edit, reject, limit or remove listings at its discretion to protect the quality of the marketplace.

Pricing transparency

Openlet encourages clearer rental information. Advertisers should communicate the important charges associated with a property before a renter commits to anything.

We may ask advertisers to provide additional information privately for moderation, verification or safety purposes.

Listings that intentionally conceal mandatory rental costs or mislead users may be restricted.

Prohibited conduct

Users must not:

  • impersonate another person or business
  • upload unauthorised property listings
  • attempt to scam or defraud other users
  • collect user information without permission
  • interfere with the platform's operations
  • upload malicious or harmful content
  • abuse support or moderation systems
  • engage in unlawful or harmful conduct

Verification and moderation

Openlet may introduce identity verification, business verification, moderation reviews and fraud prevention systems over time.

Verification badges help build trust but do not guarantee legitimacy or transaction outcomes.

As part of moderation, we may:

  • request supporting documentation
  • review suspicious activity
  • remove listings that breach our policies
  • suspend accounts pending investigation
  • investigate reports submitted by users

Payments and billing

Some platform features may require payment.

These may include:

  • listing upgrades
  • featured placements
  • promotional visibility
  • future premium services

Pricing may change over time.

Refund requests are handled in line with our Refund and Billing Policy.

Third-party services

We work with trusted providers for:

  • authentication
  • analytics
  • payment processing
  • identity verification
  • communication tools

Some features may also be subject to those providers' own terms and policies.

Intellectual property

Openlet branding, design, graphics, content and software remain our property unless otherwise stated.

You retain ownership of the content you upload, but you grant Openlet permission to display and distribute that content as needed to operate the platform.

Platform availability

We aim to keep Openlet available and functional, but we do not guarantee uninterrupted availability. Features and services may change over time.

Limitation of liability

Openlet is a marketplace platform.

We do not:

  • own any of the listed properties
  • guarantee advertiser conduct
  • guarantee the outcome of any transaction
  • guarantee property condition or suitability

You are responsible for your own decisions, inspections, agreements and transactions.

Account suspension and termination

We may suspend or terminate accounts where:

  • our policies are violated
  • fraud risks are identified
  • abusive behaviour is detected
  • harm is caused to the platform or other users

Changes to these terms

We may update these Terms from time to time. Continued use of Openlet after an update means you accept the revised version.
