Introduction

Openlet works best when listings are accurate, actively managed and transparent. These terms apply to everyone who advertises a property on Openlet.

Listing responsibilities

Advertisers are responsible for ensuring that:

  • listings are accurate
  • properties are genuinely available
  • uploaded content is authorised
  • rental information is communicated clearly

Pricing standards

Important rental-related charges should be communicated clearly before a renter commits to anything.

Listings that intentionally mislead users about pricing or mandatory costs may be restricted or removed.

Listing quality

Listings should:

  • use clear and relevant images
  • provide accurate descriptions
  • avoid misleading claims
  • remain reasonably up to date

Duplicate listings

We may restrict excessive duplicate listings or repeated uploads that reduce the quality of the marketplace.

Verification and moderation

Openlet may:

  • request identity verification
  • review suspicious activity
  • investigate reports
  • remove listings that breach policy
  • suspend advertiser accounts

Prohibited conduct

Advertisers must not:

  • upload fake or non-existent properties
  • impersonate property owners
  • manipulate pricing deceptively
  • upload properties they are not authorised to list
  • engage in fraudulent conduct of any kind

Enforcement

Openlet reserves the right to:

  • reject listings
  • remove content
  • suspend accounts
  • limit advertiser activity
  • investigate suspicious behaviour
